Iman Developers Review 2027: A deep dive into every project

Is Iman Developers a good developer? Should I invest in Iman projects? All your questions are answered here.

Who it suits: investors who want rental income from a ready studio or one-bed in Dubai Land, and off-plan buyers who can live with a handover that slips by months. It suits less well anyone who needs a fixed move-in date, or a quick exit from a building that trades only a handful of times a year.

Iman was founded in 2016 by its CEO, Ismail Marfani, and has been registered with the Dubai Land Department as developer no. 1178 since March 2017. Iman's own site lists 18 residential projects across JVC, Arjan, Dubai Hills, Motor City and Al Sufouh, most of them low-rise buildings with large amenity decks.

Iman has handed over every completed project on or before its registered date, and most of its ready buildings in JVC and Arjan lease for 17% to 46% more than their community medians. The risk sits in the pipeline: 3,438 units are planned against 795 delivered, and two projects, Gardens 2 and 10 Oxford, are now past their handover dates. Buy Iman on construction progress and same-building sales, not on launch-day sell-out headlines.

All figures below come from DXB Interact (DLD sales and Ejari rents) pulled on 30 October 2026. "Original price" means the median developer (primary) sale price per bedroom type. "Today" means the median sale in the last 12 months. Gross yield is median rent divided by today's median price.

Delivery record: a clean history, two projects now late

On completed projects, Iman's record is perfect. DXB Interact counts five Iman projects finished, all on or before their DLD planned date, which gives a 100% historical on-time rate. One project is overdue, which pulls overall delivery reliability down to 83.3%, with a median delay of 304 days.

That overdue project is Gardens 2 in Arjan. Its DLD completion date was 30 December 2025. The last DLD inspection shown on portal listings, in December 2025, put it at 68% complete, and resale agents now advertise a Q4 2026 handover.

10 Oxford in JVC is the second slip. Listings carry a Q4 2025 handover, and the DLD inspection in May 2026 showed 91% complete. It is close to finished, but it is late against the date it was sold on.

The bigger question is scale. Iman delivered 795 units across five projects from 2023 to 2025. It now has 3,438 units in nine projects scheduled for 2025 to 2029, roughly four times its delivered volume. Example: One Park Central is due in June 2027 and DLD shows it at 20% complete, leaving about 80% of the build for the next 20 months. That is a risk signal to monitor, not a forecast of delay.

Iman's first buildings sit outside that count. DXB Interact dates Oxford Residence to 2018, Oxford Residence 2 to April 2020 and Oxford Boulevard to December 2021.

Pros and cons: what the data says

Pros

Rents above the community. All but one ready Iman building lease well above their community median. Oxford Gardens one-beds rent for a median AED 95,000 against AED 65,000 across Arjan, a 46% premium. Oxford 212 studios rent for AED 55,000 against AED 47,000 across JVC.

Resale prices above the community. Oxford 212 studios trade at AED 1,980 per sq ft against a JVC studio median of AED 1,720, about 15% higher. Oxford Gardens studios trade at AED 1,920 against AED 1,720 in Arjan, about 12% higher.

Launches absorb fast. DLD shows 542 of Sierra's 598 units registered as sold within 12 months. That is genuine demand, measured by registrations rather than press releases.

Amenity-heavy product. Sierra has a 75,000 sq ft amenity deck and Oxford Cove promises more than 55 amenities. That is a big part of why Iman buildings out-rent their neighbours.

Cons

Sell-out headlines versus DLD. Iman announced Oxford Cove sold AED 300 million in two hours in May 2026. Five months later, DLD shows 166 of 253 units registered as sold, worth AED 181.7 million, and Property Finder still lists developer stock. Registrations can lag bookings, but do not treat "sold out" as proof of scarcity.

Two late projects and a stretched pipeline. Gardens 2 and 10 Oxford are past their handover dates, and the planned pipeline is four times what Iman has delivered (see above).

Thin resale liquidity in older buildings. Oxford Boulevard recorded 6 sales in the last 12 months across 131 units, and The Grove 11 across 126. If you need to sell quickly, a small building with few comparables makes pricing harder. This however, might be due to the high profitability that is prompting owners to hold.

Studio-heavy unit mix. Studios make up 274 of 430 units at 10 Oxford and 140 of 223 at Gardens 2. At handover, many identical studios hit the rental and resale market at once.

Portal yields look higher than reality. Some dashboards show Iman buildings at 9% to 11% gross. Recomputed on today's prices, yields run from 6.0% to 8.1% for studios and one-beds (details below). Still solid, but lower than the headline.

Ready projects: what owners paid, what they sell and rent for now

Every ready Iman building has gained between 36% and 78% per sq ft since its developer sales, and none yields less than 6% gross at today's prices. Much of that gain also reflects Dubai's wider rise since 2022, so read it as "Iman kept pace or better", not as a guarantee for the next cycle. All data is from DXB Interact, 30 October 2026, with the last 12 months running from 30 October 2025.

Oxford Residence 1 and 2, JVC (2018 and 2020)

Iman's first buildings. Studios originally sold from the developer at a median AED 440,000 (AED 1,040 per sq ft). Seven studio resales in the last 12 months had a median of AED 610,000, or AED 1,572 per sq ft, up 51% per sq ft over roughly eight years.

Studios rent for a median AED 48,000, a gross yield of 7.9%, in line with the JVC studio median of AED 47,000. This is the one Iman building with no rent premium, and studios trade about 9% below the JVC median per sq ft, which is normal for an older building.

Oxford Boulevard, JVC (December 2021)

Studios sold from the developer at a median AED 412,000 (AED 1,020 per sq ft). The last 12 months saw only three studio sales, with a median of AED 710,000 (AED 1,820 per sq ft), up 78% per sq ft. Three sales is a thin sample, so treat the gain as indicative.

Studios rent for a median AED 55,000, 17% above JVC, for a gross yield of 7.7%. The building recorded just six sales of any type in 12 months, the weakest liquidity in the portfolio.

Oxford 212, JVC (May 2023)

Launched February 2022 and handed over on 15 May 2023, on schedule. Studios sold from the developer at a median AED 454,000 (AED 1,150 per sq ft) and now trade at AED 770,000 (AED 1,980 per sq ft), up 72% per sq ft. One-beds sold at a median AED 775,000 (AED 980 per sq ft); the seven genuine resales this year had a median of AED 1,334,000 (AED 1,599 per sq ft), up 63%.

Same-unit examples show the range. A 788 sq ft one-bed bought from Iman for AED 694,000 in March 2023 resold for AED 1,260,000 in July 2026. A 712 sq ft one-bed bought for AED 975,000 in July 2023 resold for AED 1,380,000 in March 2026, a 42% gain in under three years before fees.

The 40 most recent studio leases (May to October 2026) had a median of AED 55,000, a 7.1% gross yield and 17% above JVC. One-beds rent for AED 90,000, 32% above JVC, for a 6.7% yield.

Oxford Terraces 1 and 2, JVC (May and November 2024)

Studios across both buildings sold from the developer at a median AED 500,000 (AED 1,140 per sq ft) and now trade at AED 753,000 (AED 1,750 per sq ft), up 54%. One-beds went from AED 800,000 (AED 1,000 per sq ft) to AED 1,110,000 (AED 1,470 per sq ft), up 47%.

Studios rent for AED 58,000 (7.7% gross, 23% above JVC) and one-beds for AED 90,000 (8.1% gross, 32% above JVC), the best yields among Iman's ready stock. Terraces 2 alone shows studios at AED 710,000 and AED 65,000 rent, a 9.2% gross yield. The downside: sales fell 76% year on year to 18 deals across 218 units.

The Grove by Iman, Dubai Hills Estate (January 2025)

Launched December 2022 and completed on 7 January 2025. Studios sold from the developer at a median AED 835,000 (AED 2,000 per sq ft) and now trade at AED 1,138,000 (AED 2,720 per sq ft), up 36%. One-beds rose from AED 1,423,000 to AED 2,100,000 (AED 1,820 to AED 2,840 per sq ft), up 56%, but on only three sales.

Studios rent for AED 72,000, close to the Dubai Hills studio median of AED 70,000. One-beds rent for AED 125,000, 39% above the area's AED 90,000, partly because Grove one-beds are large at 710 to 900 sq ft. Gross yields are the lowest in the portfolio at 6.3% for studios and 6.0% for one-beds, the price of a Dubai Hills address.

Oxford Gardens, Arjan (September 2025)

Launched September 2023 and completed on 22 September 2025, on schedule. Studios sold from the developer at a median AED 554,000 (AED 1,350 per sq ft) and now trade at AED 790,000 (AED 1,920 per sq ft), up 42%. One-beds rose from AED 837,000 to AED 1,285,000 (AED 1,100 to AED 1,680 per sq ft), up 53%.

This is Iman's most liquid ready building, with 60 sales in 12 months. Studios rent for AED 60,000 (7.6% gross, 33% above Arjan). I checked 40 new one-bed leases signed January to October 2026: most fell between AED 82,000 and AED 110,000, supporting the AED 95,000 median, which is 46% above Arjan and a 7.4% gross yield.

Off-plan projects: sizes, launch prices, features and stock

Iman has nine projects under construction or newly launched. Developer stock is still listed for Sierra, Oxford Cove and 113 Residences, and possibly Gardens 2; 15 Cascade, One Park Square and One Park Central show as sold out, so those are resale-only (as of 30 October 2026). Launch prices below are the developer's list prices recorded in DXB Interact; "trading at" is the median DLD sale in the last 12 months, primary and resale combined.

10 Oxford, JVC (late, about 91% built)

430 units: 274 studios (390 to 490 sq ft), 101 one-beds (710 to 890 sq ft) and 55 two-beds (1,110 to 1,960 sq ft). Studios launched from AED 572,000 on a 20/40/40 plan and now trade at a median AED 733,000 (AED 1,780 per sq ft); one-beds trade at AED 1,350,000.

Iman marketed a Zen, biophilic design with about 52,000 sq ft of amenities. Pro: nearly finished, in central JVC, close to rental income. Con: past its advertised handover, and studio-heavy, so expect many studios listed for rent at once.

Gardens 2, Arjan (overdue, 68% at last inspection)

223 units: 140 studios (420 to 520 sq ft), 46 one-beds (660 to 1,250 sq ft), 22 two-beds (1,340 to 1,710 sq ft) and 15 retail units. List prices at launch were AED 650,000 for a studio, AED 1,000,000 for a one-bed and AED 1,500,000 for a two-bed, on a 20/40/40 plan. Studios now trade at AED 715,000 (AED 1,610 per sq ft) and one-beds at AED 1,165,000.

Features include a pool, gym, sauna and steam, jogging and cycling tracks, BBQ area and valet parking. Pro: Gardens 2 sits next to Oxford Gardens, which out-rents Arjan by 33% to 46%. Con: it missed its December 2025 date and studios trade about 6% below the Arjan median per sq ft.

One Park Central, JVC (June 2027, 20% built)

526 units including 44 retail: 197 studios (340 to 530 sq ft), 185 one-beds (700 to 1,450 sq ft), 94 two-beds (1,030 to 1,860 sq ft), plus four 3-bed and two 4-bed penthouses up to 3,830 sq ft. Launch list prices started at AED 625,000 for a studio, AED 1,000,000 for a one-bed and AED 1,400,000 for a two-bed. Today studios trade at AED 674,000 and one-beds at AED 1,100,000 (AED 1,520 per sq ft).

Pro: the largest Iman project in JVC, with concierge, valet, pools and sauna, and resale prices only modestly above launch, so entry is still close to developer pricing. Con: 20% complete with a June 2027 date is the tightest timeline in the portfolio.

One Sky Park, JVC (March 2028, 22% built)

590 units: 218 studios (410 to 520 sq ft), 239 one-beds (710 to 1,200 sq ft), 68 two-beds (1,140 to 1,860 sq ft), 46 three-beds (1,630 to 4,050 sq ft) and two 4-beds. List prices at launch: studio AED 750,000, one-bed AED 1,200,000, two-bed AED 1,700,000, three-bed from AED 2,250,000. Studios now trade at AED 787,000 and one-beds at AED 1,263,000 (AED 1,400 per sq ft).

Iman marketed it as JVC's first branded residence, with Versace Ceramics finishes in every unit. Pro: larger family layouts than most JVC towers. Con: one-bed resale is barely above launch, so early buyers have little cushion if they need to sell before handover.

One Park Square, JVC (June 2028, 20% built)

269 units: 107 studios (420 to 700 sq ft), 115 one-beds (730 to 800 sq ft), 40 two-beds (1,070 to 2,440 sq ft) and four 3-beds of about 3,400 sq ft. Launch list prices: studio AED 725,000, one-bed AED 1,050,000 to 1,280,000, two-bed from AED 1,580,000. One-beds now trade at AED 1,071,000 (AED 1,470 per sq ft) and two-beds at AED 1,776,000.

Pro: smaller building than its JVC siblings, with a children's pool and play area. Con: one-bed resale prices sit at or below launch list prices, a sign of resale supply competing with the developer's original pricing. Sold out from the developer.

15 Cascade, Motor City (September 2028, 6% built)

442 units: 150 studios (420 to 590 sq ft), 203 one-beds (780 sq ft and up), 64 two-beds (1,170 to 3,110 sq ft) and 13 three and four-bed units up to 7,130 sq ft. Studios launched around AED 871,000 to 937,000 and one-beds around AED 1,500,000 to 1,610,000. Today studios trade at AED 867,000 (AED 2,050 per sq ft) and one-beds at AED 1,568,000 (AED 1,850 per sq ft).

Iman positions it as a motion-inspired design with Versace Ceramics finishes. Pro: entrance-of-Motor-City location and a sold-out developer allocation. Con: at about AED 1,850 per sq ft for one-beds, it is priced well above Iman's own Sierra in the same district (AED 1,640), and resale prices sit flat against launch.

Sierra by Iman, Motor City (June 2029, 4% built)

598 units: 593 apartments and 5 retail units. DLD records show 197 studios (420 to 430 sq ft), 194 one-beds (780 to 900 sq ft), 184 two-beds (1,060 to 1,270 sq ft) and 18 four-bed duplexes (3,580 to 4,710 sq ft). Prices started from AED 799,000 on a 20/40/40 plan; studios now trade at AED 858,000 and one and two-beds at AED 1,640 per sq ft.

The headline feature is a 75,000 sq ft amenity deck with pools, a gym, yoga spaces and gardens. Pro: the strongest absorption in Iman's history, with 542 units registered in 12 months, and a 4-bed duplex option at about AED 1,100 per sq ft. Con: the longest wait in the portfolio, with handover in mid-2029 and construction only just started.

Sierra still has developer stock. Want current availability and pricing? Contact us.

Oxford Cove, JVC (March 2029, just launched)

253 units: 109 studios (390 to 470 sq ft), 98 one-beds (660 to 840 sq ft, some with a study), 40 two-beds (1,040 to 2,470 sq ft, including duplexes with private pools) and 6 retail units. Prices start from AED 679,000, with 20% on booking and a 50/50 overall structure. Studios are trading at AED 732,000 and one-beds at AED 1,172,000 (AED 1,490 per sq ft). Iman broke ground in October 2026.

Pro: 50% due only at completion keeps cash outlay low, and more than 55 amenities. Con: the "sold out in two hours" headline does not match DLD, which shows 166 of 253 units registered.

Oxford Cove still has developer stock. Want current availability? Contact us.

113 Residences, Al Sufouh (Q1 to Q2 2029, just launched)

Iman's first project outside its usual communities, and its most expensive. 113 units: 22 one-beds (690 to 910 sq ft), 68 two-beds (1,030 to 1,370 sq ft), 18 three-beds (1,590 to 2,060 sq ft) and five 4-bed duplexes up to 3,250 sq ft. Launch prices start at AED 1,800,000 on a 20/30/50 plan. DLD sales so far show one-beds at AED 2,530 per sq ft and two-beds at a median AED 2,865,000.

Pro: a small, boutique building between Dubai Marina and Palm Jumeirah, with a 50% handover payment. Con: Iman has no delivered track record at this price point or in this location, and 52 of 113 units are registered as sold so far, so the developer is still selling.

113 Residences still has developer stock. Want current pricing and floor plans? Contact us.

Final word

Iman's ready buildings have done what investors want: they lease above their communities, yield 6% to 8% gross at today's prices, and have resold well above developer pricing. Its off-plan story is less settled. The developer is building four times more than it has ever delivered, two projects are late, and launch headlines have run ahead of DLD registrations.

If you are buying ready, compare against same-building sales for the same bedroom type and check how many deals the building actually records each year. If you are buying off-plan, check the DLD construction percentage against the handover date, and ask what happens to your payment schedule if the date moves. Past gains in these buildings came during a strong Dubai cycle, so do not assume the next five years repeat the last four.
